Green Community Dubai, a gated community project done right.

The video neighborhood section will aim to provide as complete an overview as possible using video, a tour of completed projects in Dubai and the UAE. This is of immense importance right now, as we see growing overseas investor and home buyer interest in owning property and living in the UAE.

After seeing the pictures on the Green Community website, which makes it hard to believe that such a project exists and has been lived in for more than a few years, it made sense to look into this neighborhood first hand.

The Residents of the Green Community either don’t know how good this gem of a property they are living in is, or they are smart enough to keep it a secret.

And rightly so! This gated community looks every bit in real life the way it looks in the picture perfect postcards and snapshots as seen above. It is hard to tell that this is indeed Dubai. All that’s missing is winter snow in this community.
Union Properties PJSC and Dubai Investments PJSC came together to form Properties Investment LLC the eventual developers of this project.

Praise Worthy Security for Residents:

As we approached the Green Community, we saw how a true Gated Community should look like and function, firsthand. The fact that we were not allowed to enter the gates of the main East Entrance, is testament enough to the efficiency of the security employed to look after the residents. It did not matter what car you arrived in, if you did not have a more specific reason other than a ’stroll’ thru the cobbled stone like pathways that make up the streets of the little cottages and villas, you would not be let through.

So we made our way to the head office to try and get a gate pass, but it was the weekend and the office was closed. We were allowed however, to walk through the picturesque common areas and gaze in amazement at the well kept and maintained man made lake where the water was blue… as it should be.

There are many self contained parks with sports facilities here, again out of reach of the casual visitor, and accessible only to residents.

How a Gated Community should be:

There are many gated communities that will come up and some already exist. What was striking about the Green Community, was the workmanship and architecture of the place. Every gated community will obviously have maintenance charges paid by the residents for the general upkeep and security of the project.

Gated Communities should be just that - Gated, with no unauthorized access to the residential areas without proper identification and reason of visit. All Gated Communities should have common areas which serve as an advertisement and testament to the project itself, thereby making it a highly desirable place to live in for visitors and a matter of pride for it’s residents.

Things go wrong when a Gated Community becomes a thorough fare for the public, and areas such as pools, Gyms, and other residential premises are not well looked after and guarded against unauthorized access. There are some Gated communities in Dubai that serve as public parking to visitors of nearby office buildings and the lawns serve as public parks and picnic spots!

This is not to say that there should be an elite like attitude among the residents of a gated community, but there should be proper demarcation of private and public ‘eye candy’ spaces.

Project Developers should take note that when charging high maintenance fees from residents, they should keep constant vigil and maintain these projects as best they can.
The Green Community made a great first impression, and will continue to do so with us. There is talk of a copy of this lovely project coming up in another location by the same developer, Union Properties. We look forward in anticipation of this launch and will feature updates for investors and buyers looking at re locating to Dubai.
