Decoding Dubai Real estate jargon

Lets face it, how many times have you picked up the newspaper in the UAE or been spammed by an SMS realted to property and real estate for sale ads and not understood most of the language used?
Despair not, we will attempt to decode the multitude of terms that make up the unique and interesting language of the real estate market in the UAE.
Here’s an easy one : All in - you probably see this in all ads, and is real estate agent speak for ‘ all inclusive price ‘

- BUA = Built up area
- O.P = Original Price
- S.P = Selling Price - naturally
- R.O.I = Return on investment
- B/R , BR, B-R = All mean bedroom
- 1 and half bath, 1 1/2 bath = A full bathroom and another smaller one without shower or bathtub
- +2 +2 = This term is mostly picked up from overhearing real estate agent chatter in public places. it mostly means an additional 2% markup on the price and an additional 2% agent commission.
- Plus maid = No the maids not included , but a maid’s room is!
More fun terminology…
- Boss = Good client (used by some agents when speaking to a potential client )
- Marina View = View of Dubai Marina project ( not the view of an apartment where Marina your neighbor lives)
- Partial Lake View / Partial Sea view = beware of this term it ‘could’ mean your corner window has a view of a water body if you press your nose up close to the window pane.
- Open Kitchen = Non walled kitchen in an apartment, not the outdoor BBQ type!
- Non Neg. = Price is not negotiable
- Higher Floor = The agent does not want to tell you the actual floor, so other agents cant get to the owner
- G + 4, G+7 etc… = Ground floor + 4 more floors above etc…
- Mix Use = Residential as well as retail options (usually not in the same unit, but in the same building)
- Direct = Direct from the owner or developer, no chain of agents involved
- Serious inquiries only = self explanatory - dont waste our time
